Summit County 5-year Foreclosure History

Summit County foreclosures (Breckenridge, Frisco, Dillon, Silverthonre, Keystone, Copper Mountain) began to rise in 2009, and peaked in 2011. As our market stabilized in 2012, the foreclosures significantly decreased. As we move into 2013, the number of foreclosures continues to come down.

We're selling more real estate at stabilized prices, with lending rates at historic lows - what a great time to get into the market.

another Breckenridge Best Deal

Not all real estate listings are created equally - some definitely are better than others, and here's one of them: a 3-bedroom/3-bath condo within a short walk to the Snowflake Lift. Some refer to this location as 'ski-in/ski-out'.  Either way, the lift access is very close to condo property.

3-bedroom Breckenridge condo with easy access to Snowflake Lift
Listed at $579k, this unit is priced a bit less than the most recent sale, which was in October 2012. At our market's peak, a comparable unit in same complex sold for $730k (November 2007).

A quick survey of rental income in this neighborhood indicates a gross annual income of about $27k; however, a top management company with strategic marketing may provide a much stronger income stream. Let me know if you have an interest, and I'll contact my favorite management team and let you know what income this unit has the potential to generate.

Breckenridge Snow Sculpture Championships 2013

Breckenridge Snow Scultpure Championship
January 2013

Whether you’re a local or a guest, this is an annual event not to miss if you visit Breckenridge in late January.
Officially named the Budweiser International Snow Sculpting Championships, this year’s event officially opened on Tuesday, January 22nd, and culminated at noon, January 26th.  Between Tuesday and Saturday, each five-member team had 65 hours to create an expressive sculpture from one large block of snow.
This wintertime event began on a small, local scale, several decades ago, with local merchants and school children participating in the sculpture creation. In the 1980’s the event became a statewide contest, and in 1991, Breckenridge hosted its first international championship.
Each year, before the sculpting can begin, packed blocks of ice/snow are created within wooden frames with removable sides (see video link above for a picture of a snow block, after the building framework is removed). Each pre-sculptured block weighs about 40,000 pounds, is ten feet wide, ten feet long, and twelve feet high.
The sculptors are allowed hand tools only – no power tools, and no internal support structures in this contest. Tools that are used include hand chisels, carrot scrapers, chicken wire, saws, ice cream scoops, and more. International teams have mentioned having to leave some favorite tools at home, due to aviation regulations. But spend some time watching the sculptors as they create their work, and you’ll witness continuous innovation.
Sculptures will remain standing until February 3rd, weather permitting. With the warm sun shining in today’s cloudless sky, temps reached into the 40’s….it was a beautiful day that brought the crowds out to admire the work of international artists. But if the warm weather continues, the sculptures may disappear before February 3rd.

Breckenridge Best Deal

There's a new 'best deal' on the market - a single family home, listed at $605k, a few miles south of Breckenridge. This home is over 3800 sq-ft, with six bedrooms, five baths, and backing to the Pennsylvania Creek. The location is superb, with privacy and a babbling brook just beyond the extensive backyard decking.

Here are several photos:

This home sold for $900k in 2003, and I don't expect it to last long. For more info, give me a call (970) 389-0182, or send an email. This is going to be someone's special mountain home - is it your turn?

Summit County: 2012 Sale Distribution by Month

Below is a chart illustrating sales distributions by month for 2012. This is a fairly typical chart for most any year, and includes all of Summit County.

Note that October was the busiest month for sales in 2012.

Buyers and sellers often ask, what's the best time to be in the market? The best time is when you're ready - our market moves all year 'round. Many of our visitors first experience the area in winter, on ski vacations; they fall in love with the mountains, the lifestyle, the outdoor opportunities, and the close community. So they come back in summer, and find their piece of the dream, and become real estate owners in the fall, buying a home, a condo, a ski property, or vacant land for future development.

If you're thinking about buying or selling and are ready to discuss the market, give me a call, send an email. I can answer your market questions, and assist you in all the details of getting started.

Snowshoeing in Breckenridge

  Don’t forget about snowshoeing!

Breckenridge has awesome snowshoeing trails - groomed and ungroomed, most with public access through national forest.

Recently my friend Maxine and I headed out to French Gulch, a great spot for snowshoeing on a warm, sunny day in January. The trail winds through trees and a beautiful, open meadow, with a mountain backdrop in all directions. We arrived at 10 am on a weekday, and had the place to ourselves, but a couple of hours later, a few more people (and their favorite four-legged friends) were enjoying the views, the sun and the exercise.

Click here for our YouTube recording.
Don’t forget the sunscreen!
To access this trail, turn east on Highway 9 at the 7-Eleven Store (across highway from Breck Rec Center). Go about a half-mile, take the right fork in the road. Head down the road about another mile, and make a left turn at the stop sign. Now you’re on French Gulch Road – take it to the parking lot (about3-4 miles), get out your gear, and enjoy the mountain ambiance.
This is a great spot all year round – snowshoeing and x-country skiing in winter, hiking and biking in summer.

Breckenridge Condo Sales vs Availability

                                                         Breckenridge Condo Inventory

Let's take a look at condo sales in 2012 - what was most in demand, and sold most consistently:

                                                 Condos prices up to $300,000

Twice as many condos sold in 2012 as were available on the market 1/1/2013. Inventory is low.

                                            Condos priced $300,000 to $600,000

In this range, 2012 sales equaled current inventory.

                                           Condos priced $600,000 to $900,000

Current inventory (1/1/2013) is twice the number of sales in 2012.

                                         Condos priced $900,000 to $1,200,000

Current inventory equals the number of sales in 2012.

                                       Condos priced $1,200,000 to $1,500,000

Sales in 2012 were a fraction of current total availability.
